SWIP Property - upgraded to five stars
By ROBERT HARLEY 12/10/2009
SWIP Property is a UK commercial bricks and mortar fund investing predominantly in property assets defined as ‘core’ - essentially higher quality assets on long leases with credit worthy tenants. The fund may also invest a small proportion of its net asset value in core plus assets - those are perceived to be slightly higher risk but also offer more potential to add value through property management. The fund does not invest in listed property securities. The fund currently holds approximately 30% in cash, approximately 20% of which is available for the manager to deploy in the market. The fund is awarded a 5 star rating.
