Investment process


ACE invests in offices, shops and industrial property that offer and attractive yield and where a business plan has identified an opportunity to achieve growth through active management. Active management may involve matters such as improving facilities, refurbishment, negotiating tenant surrenders, re-letting or change of use. Acquisitions are normally at around the £5 million level; ACE usually borrows around 60% of the purchase price and seeks to generate returns of circa 9% per annum split 5.5% income and 3.5% capital appreciation. The process will generally target smaller lot sizes, this emphasis will tend to lead the fund away from certain sectors of the property market where the average lot size is larger e.g. retail warehouses. Ben Walker acts as fund co-ordinator responsible for directing the overall strategy of the ACE portfolio. The day to day management of the fund is split subsequently between three independent subsidiary managers who are all generalists.
