Investment process


This fund invests in freehold or long leasehold properties which are used or will be used as business centres (sometimes known as serviced offices). Each building will then be leased to an Approved Operator. The Approved Operator will not occupy the property but will manage the operation as serviced offices. Generally, the fund will grant a turnover based lease to the Approved Operator for each property. Additional revenue (the industry average is 30%) is also generated by supplying additional services supplied to the customers such as telecommunications, data systems and office personnel.
The managers believe that serviced offices currently represent a small part of the UK office market but it is expanding as the flexibility and convenience is appreciated by a growing number of customers.
