Premier Pan European Property Share - New rating

This fund aims to provide long-term capital growth and a moderate level of income from a diversified portfolio of investments in the shares of UK and Continental European property companies. All non-sterling investments are hedged back to sterling so that investors are only exposed to changes in property share prices, not fluctuations in currency exchange rates. The portfolio is made up of: 20% in prime UK REITs; 35% in companies run by proven UK real estate entrepreneurs; the rest is in continental Europe of which France and Germany make up 30%.

This is managed since July 2005 by Alex Ross, previously manager of the Aberdeen Property Share Unit Trust. Ross lives and breathes UK and European REITs and other listed property securities so that we don't have to. This removes the timing and sector decisions that we or our clients would otherwise have to take. His experience running the Aberdeen property share fund means he is aware of the need to limit the size of his fund so that he is still easily able to trade in and out of stocks. The liquidity of the underlying investments will be checked when the fund size gets to £150-200 million which may lead to the fund being closed to new investments.

This fund is roughly equivalent to being an open-ended version of TR Property Investment Trust, run by Marcus Phayre-Mudge at F&C and so it has been given the same four-star rating. This will appear on our Premier Selection list of rated funds.

The property market is illiquid and this can, in exceptional circumstances, lead to times in which clients are unable to dispose of part or all of their holding. Property valuations are made by independent agents but are ultimately subjective and a matter of judgement.
